An open house shows the world that you have a tangible product to sell. If you want the right people to stop by and make an offer at the best price, follow these tips.

Go with Tech

Aside from using traditional agents and printed media, your potential buyers are likely to find your open house using computers, tablets and smartphones. Accommodate all these search options by optimizing your web listing. If you don't already have a Real Estate website, you can use a template-driven designer such as WordPress. Don't forget to share postings on Facebook, Twitter, Tumblr Pinterest and other social sites.

Lock the Door

Letting people wander announced through your property isn’t just a security issue, but a business one. If you don’t meet them, you won’t get to speak to them. Locking the door ensures that you greet every potential buyer. You can welcome them in, hand them brochures, and ask for their contact information. Take the time to point out some of the home's outstanding features before letting them wander on their own.

Create a Feedback Sheet

A feedback sheet lets you know what your prospective buyer is thinking, helps you understand the current market, and tells you the pros and cons of the property. It can vary from a form with specific questions, or a blank 3-by-5 card with questions to answer on a separate sheet. Try asking these questions:

  • Is the price a bargain, too expensive or just right?
  • How would you improve the open house?
